Selling your home in the Houston and Baytown Area . We Know the Houston Area Real Estate Market
Thinking about selling your house? Here are some tips we think you should consider increasing the chances of selling your house at its highest possible price within the shortest amount of time. For most sellers we have represented over the years this goal is high on their list. If your situation is different, we ask you to come in for a sit-down talk. While this is not a complete list, it should get you started before you have that first consultation with your real estate agent.
- Selling timeline: It is vital at the onset to precisely decide the time you want the house sold, money in hand, and out of the picture. This is so critical than we realize because it sets the tone for all parties you bring along to assist in the process. Once the timeline is determined, it leads the seller to think about prepping the house for sale.
- Prepping the House: We can start from minor house cleaning, boxing stuff we do not use often, lubricating squeaky door brackets, trimming shrubs outside for curb appeal, power washing the house and driveways when applicable, interior painting, removing family photos, etc. Again, this list is neither exhaustive nor compulsory. Each house prepping needs may be different depending on age and condition prior to sale. Consult your Realtor for advice on how to make your house ready for sale.
- Marketing your House: All marketing efforts are not created equal. We know you know this already but allow me to shine some light on other areas you may not have thought about. Most Realtors have access to the Multiple Listing Service (MLS), which is the major platform that you want your property listed on. But by far, marketing efforts should not stop there. There are other dozens of websites that list properties for sale such as Zillow, Homes.com, Realtor.com, and Trulia which their audience needs to be reached too. Then there are social media sites such as LinkedIn, Facebook, and Instagram. This can get extensive fast because on Facebook, for instance, you must understand how the algorithms work. What is Facebook looking for in a post to rank it worthy of dissemination? Then there is a paid ad. Your agent must seriously consider paid Facebook ads to give your house the edge in today’s competitive real estate market. Here is the fact; it is estimated that Facebook has 2.74 billion active users as of September 2020 according to Zephoria Digital Marketing. When you add the other platforms like Whatsapp, Instagram, and Messenger, that number climbs to 3.21 billion active users. Move Texas Realty recognizes the power of social media advertising. - Pricing your Home: Here we want to have the market data guide you in pricing your home. We will perform a study of comparable homes that sold in your area and adjust for upgrades and other amenities such as pools etc. This will give you scientific data of sold prices to compare and ultimately you the owner will have the final say.
